Home is where the heart is

Today the sun is shining, it’s my birthday and I have just completed two very different energy inspections for energy performance certificates (EPCs).

EPC in the Ribble Valley

My first appointment was in the Ribble Valley, a very beautiful part of East Lancashire. The EPC was commissioned, not for sale or rental, but because the owner wanted to add photovoltaic panels to his roof. (Since the beginning of April, to qualify for the Feed in Tariff (FiT), your property must achieve an EPC rating of D or better.) The property was still being renovated but would be fabulous when finished. It was a six bedroom barn conversion with glorious views.

EPC in Bacup, Rossendale

Compare this to my second appointment of the day. This was an EPC on a recently renovated enclosed mid-terrace one bedroom property in the heart of Bacup in the Rossendale valley.

The difference in the size and location of the two properties was striking. However, both properties had great views, one over the Ribble Valley and beyond, the second over the Rossendale valley, which on a sunny day can be stunning.

    Similarly, the owner who evicts the tenant to remodel or improve should not bepermitted to deduct for cleaning
    or repairs of items that weren’t going toremain there, anyway.
