Selling in Rossendale or Accrington?
It’s spring, the nights are getting longer and the temperature is rising. Why don’t we sell our house and buy a nice cottage in the country? Well it’s not difficult to be seduced by the pictures of those lovely cottages advertised in the property press at the weekend.
How much does it cost to sell your house with your local estate agent? In some parts of the country estate agents have charges of about 2.5 per cent. Here in Lancashire the costs are a more reasonable 1.25 per cent. But how much is that in real terms?
On a £250,000 pound house its £6250 plus VAT making a total of £7500 if the agent charges 2.5 per cent. If the charge is 1.25 per cent the total cost would be £3750 including VAT.
There must be an alternative surely? 83% of home buyers use the internet to find their next home. Only 5% of people find their ideal home by visiting the local estate agent where they intend to buy.
Online estate agents
There are now online estate agents who can provide the same level of service as the agent on the high street. Usually the only difference is the internet agent doesn’t have an office with a shop front. The internet estate agent advertises properties only on the internet. This is the principal reason for lower selling costs which can be as low as £500 irrespective of the property’s value.
Mousesale.co.uk is one such estate agent. Here in Rossendale and Accrington we can provide you with: a free valuation, EPC, floorplan, photographs, marketing, sign board, show potential purchasers round and negotiate a selling price on your behalf.
